Home Additions

When you’ve outgrown your home but love where you are, a well-designed addition is often the right answer. At Carpenter Beach Construction, we’ve helped Loudoun County families expand their homes for more than 40 years — from modest room additions to full second-story builds. We bring the same care and craftsmanship to a new bedroom as we do to a complete historic renovation.
As a design-build firm, we manage your project from the initial concept through the final punch list. That means one team, one point of contact, and a finished addition that feels like it was always part of your home.

Historic Home Additions

Loudoun County is home to some of Virginia’s most significant historic architecture: Federal and Greek Revival farmhouses in Waterford, Victorian-era homes in Leesburg’s historic district, and stone structures dating to the 1700s. Adding space to a home like that isn’t just a construction project; it’s a preservation challenge.

We work closely with our partners at Local Wood to source period-appropriate materials: reclaimed lumber, hand-planed millwork, and historically accurate trim profiles so the addition doesn’t announce itself. In historic districts, we guide you through the Certificate of Appropriateness process with the Loudoun County Department of Planning and Zoning and, where required, the Virginia Department of Historic Resources.

Our Home Addition Process

1.  Consultation and site review – We walk the property, assess the existing structure, and listen to how you want to use the new space.

2.  Structural assessment – Before design begins, we evaluate load-bearing walls, foundation capacity, roof pitch, and drainage. For older homes, this step often determines what’s possible and prevents costly surprises during construction.

3.  Design – Our in-house design capability means we develop drawings, material selections, and specifications alongside your input—not handed off to a third party.

4.  Permitting – We prepare and submit all permit applications through Loudoun County’s Department of Building and Development. For historic properties, we manage any additional review processes.

5.  Construction – Our crews handle framing, mechanical rough-ins, insulation, exterior cladding, roofing, drywall, and finish work. We coordinate directly with Premiere Electrical Services for electrical.

6.  Final walk-through – We don’t consider a project complete until every detail meets our standard and yours.

Frequent Questions About Home Additions in Loudoun County

Can I add a room to a historic home?

Yes. Historic homes can receive additions, but the process involves more steps than a standard build. You'll need a structural assessment, an architectural review to ensure the addition fits the existing home's character, and, in some cases, approval from a historic commission or the Virginia Department of Historic Resources. Carpenter Beach Construction has managed this process for homeowners throughout Loudoun County and knows where the requirements are stricter and where there's more flexibility.

Does adding a room to a historic home require a structural assessment?

For any addition, a structural assessment is strongly recommended — and for historic homes, it's essential. Older homes often have features that affect what's possible: rubble-stone or brick foundations with limited load capacity, non-standard framing lumber, and settling that has shifted load paths over decades. A proper structural assessment before design begins prevents surprises during construction and ensures the addition performs safely for the next 100 years.

How do you match new addition materials to an older home's style?

Material matching is one of the most nuanced parts of a historic home addition. We work with Local Wood — our partner for reclaimed and period-appropriate lumber — to source materials with the right grain, density, and finish. For exterior elements, we replicate existing siding profiles, window proportions, roofline pitch, and cornice details. The goal is for someone walking up to your home in 20 years to be unable to tell where the original structure ends and the addition begins.

What permits are required for a home addition in Loudoun County?

In Loudoun County, a home addition requires a building permit from the Department of Building and Development. Depending on the scope, you may also need separate mechanical, electrical, and plumbing permits. For properties in a historic overlay district — such as the Leesburg Historic District or properties on the Virginia Landmarks Register — a Certificate of Appropriateness from the local architectural review board is required before construction begins. We prepare and file all required permit applications as part of our process.

Does a home addition on a historic property need historic commission approval?

It depends on the property's designation and location. Homes within a locally designated historic district (like Leesburg's) require approval from the town's Board of Architectural Review. Properties listed on the National Register of Historic Places are not automatically subject to local review, but tax credit programs and grant eligibility may depend on following Secretary of Interior Standards. Properties in Loudoun County's rural historic districts may require review through the county's zoning process. We'll tell you exactly what applies to your property at the outset.

How long does a home addition take?

A straightforward single-room addition typically takes 3 to 5 months from permit approval to move-in. A second-story addition or a multi-room project runs 5 to 8 months or longer. Historic properties with additional review requirements add 4 to 8 weeks to the pre-construction phase. Weather, material lead times, and project complexity all affect the schedule — we'll give you a realistic timeline in writing before any work begins.

What does a home addition cost in Northern Virginia?

Home addition costs in Northern Virginia generally range from $250 to $450 per square foot for fully finished space, though historic properties and premium material selections can run higher. A 400-square-foot room addition might cost $100,000 to $180,000; a second-story addition over an existing footprint typically starts at $200,000 and goes up from there. The most accurate number comes from a detailed scope review — we provide written estimates before any commitments are made.
